Understanding Market Measures
Median Sold Price is the midpoint of all closed home sales in the period — half sold for more, half for less. It's a better indicator than average because it's not skewed by outliers.
Average Days on Market (DOM) measures how long the typical home sits on the MLS before going under contract. Rising DOM indicates a slowing market; falling DOM indicates strong buyer demand.
List-to-Sale Ratio is sale price ÷ list price. A ratio above 100% means homes are selling for more than asking (hot market); below 95% indicates a buyer's market.
Active Inventory is the number of homes currently for sale. Lower inventory + steady demand = rising prices.
